Cost

“How much much does it cost for the DeFilippo Law Firm, PLLC to represent my interests if I am buying or selling a home?"

In our experience, a half hour to hour consultation at our office gives you the greatest advantage when dealing with real estate.  Our fee for this consultation is $150.00.  However, we will credit you the sum of $75.00 at closing towards our fee.  We believe the $75.00 you spend in the beginning will save you time and money in the end.

The cost to you depends on what you would like us to do.  The smallest expense usually represents a seller with no title issues.  Below are examples of complex transactions that demonstrate the extent we will go to help you buy or sell your home.

Example of a complex buyer's transaction:

We were contacted by an out-of-town buyer who had very little time to purchase a home while trying to work and take care of her family. She asked that I provide her a power of attorney so that she could arrive in town and look at a number of homes in one day and return home to determine which home she wanted to buy.  With the power of attorney we were able to submit a purchase offer on her behalf, hire a home inspector, apply for financing, sign her mortgage documents, obtain homeowners insurance, sign her closing documents, and pick up the keys to her new home.  The next time she came to town was with a moving truck to move into her new home.

Example of a complex seller's transaction:

We were contacted by a seller who was required to move within 30 days to California for work reasons.  When they left they were in the process of listing the home.  As they were driving to California they made numerous phone calls to try and find an attorney.  After they began talking with me they realized it was a Saturday and understood why no attorneys were answering their phone.  That was the first of three phone calls they had involving the sale of their home.  The second was to review a purchase offer they received, and the third was to thank them for using our firm.  The rest of the transaction was completed by mail and e-mail.
